Straightforward answers on how we price, schedule, supervise and hand over residential and commercial construction projects across Australia.

FAQ Topic

Planning, Quotes & Pre-Construction

What you need to get started and how we scope residential and commercial projects.

No. You can reach out with approved architectural and engineering drawings ready for pricing, or come to us early with a block of land, existing building or concept brief via our Design and Build Services.

For tender-ready projects, architectural drawings, structural engineering, soil/geotechnical reports, site surveys and a schedule of finishes allow the sharpest pricing. For early-stage enquiries, your property address or suburb, project type, approximate floor area and target timeframe are plenty to begin.

Yes. Brick Forge scopes residential builds, renovations and extensions alongside commercial base-builds, interior fit-outs, structural packages and ongoing building maintenance.

Yes. Pre-lodgement buildability reviews identify structural efficiencies, retaining/drainage considerations and material lead times while changes are still simple to make on paper.

Contracts, Pricing & Variations

How budgets, allowances, progress stages and scope adjustments are managed transparently.

Where drawings, engineering, soil data and finish selections are fully documented, work is priced as a fixed lump sum. Any item that genuinely cannot be quantified upfront—such as concealed rock depth prior to excavation or an unchosen client fixture—is listed transparently as a Prime Cost (PC) or Provisional Sum (PS) allowance.

Any requested change is documented in a written variation showing the exact scope adjustment, cost impact (addition or credit) and any programme effect. Work on a variation only proceeds once reviewed and approved in writing.

Progress claims follow defined construction milestones—such as base/slab, frame, lock-up, fixing and practical completion on residential builds, or agreed monthly/milestone valuations on commercial contracts—so payments align with verified site progress.

FAQ Topic

On-Site Delivery, Safety & Quality

How builds are supervised day to day and inspected at every stage.

Every project is assigned a single dedicated site manager who sequences trades, checks deliveries, enforces workplace health and safety (WHS) rules and serves as your primary point of contact.

Alongside mandatory statutory inspections by registered building surveyors/certifiers and structural engineers (footings, slab steel, framing, waterproofing and final occupancy), our site supervisor completes internal stage-gate checks before linings or finishes proceed.

We maintain fenced, tidy sites, observe council working-hour regulations, schedule deliveries considerately, use dust suppression/protection barriers during renovations and coordinate service shutoffs in advance.

FAQ Topic

Approvals, Handover & Maintenance

What to expect as your project reaches practical completion and beyond.

We coordinate closely with town planners, structural engineers and registered building surveyors/certifiers to align planning conditions, building permits and final occupancy certificates.

Prior to handover, we complete a thorough internal defect inspection followed by a guided walkthrough with you on site. You receive keys alongside compiled compliance certificates, appliance/product warranties and care documentation.

Yes. Contracts include a defined post-handover defects liability / maintenance period after you move in, ensuring any minor settlement or adjustment items are attended to promptly.
